Pre-Construction/Pre-Registration Project Zoning Approval /Monitoring Stage

 

Project Approval Status

-Zoning for project is not in place.

Permitted Developer Actions

-No contracts or deposits can be taken.

-Potential Buyers can register on-line expressing interest for project information updates as the project moves through the development approval stages.

-No unit reservations or Reserve Agreements can be signed.  

STAGE B:

Pre-Construction /Registration Site Plan /Plan of Condo Approval Stage 




Project Approval Status:

-Firm and Binding Zoning By-law in place, but Site Plan and Other Development Agreements pending.

Permitted Developer Actions

-Buyer Registrations.

-Reserve Agreements for the opportunity to buy a unit might be able to be signed subject to your lawyer's review and approval by the Buyer conditional upon:

-Tarion Vendor Agreement being Executed by Developer.

-Builder being registered with Tarion

-Tarion Builder Agreement executed

-A very small refundable deposit might be considered, if your lawyer is comfortable.

 

STAGE C:

Pre-Construction Agreement of Purchase and Sale & Deposit Stage


  Project Approval Status:  

-Zoning, Site Plan and Plan of Condominium Approvals now in place

-Condominium By-Laws and Declarations Available to Purchasers

-Agreements of Purchase and Sale can be entered into, subject to the Developer and Builder meeting all the Tarion requirements.
